N James Street Improvement Project
Construction Notice - Thursday September 21st:  The contractor plans to close the N James ST / 18th ST intersection for paving tomorrow, September 22nd at 9 AM. The Daycare and apartment access will be maintained north of the Beaverbrooke / N James ST intersection on a 20' gravel drive adjacent to the recently placed concrete on N James ST.

What to expect next week: September 18 Monday – September 23 Saturday
• N James St will be paved from Beaverbrooke Blvd north to NE 22nd Circle. Paving will be gapped at intersections, and over the box culvert. The gap at NW 18th St will allow continued traffic access to the Daycare and Chevalia Ridge Apartments. The gaps will be paved later by shorter concrete pours.
• Concrete work will continue for retaining walls next to the box culvert.

What to expect next week: September 04 Monday – September 09 Saturday
• NOTE: The morning of Wednesday September 06, the north half of the intersection of North James St and Beaverbrooke Blvd will be closed to traffic. The south half of the intersection will carry head-to-head traffic. This traffic shift will allow subgrade work on the north half of the intersection. Subgrade work is needed before paving the rest of the intersection.
• Subdrain at sides of Phase 1 roadway will be installed north of the culvert.
• Roadway subbase (crushed stone) will be placed and trimmed to final grade before paving.
• Cast-in-place concrete work will continue at the box culvert (culvert walls and top slab).
• Work will begin on retaining walls next to the culvert.

• Storm sewer construction will continue.

What to expect next week: July 31 Monday – August 05 Saturday
• Drainage subdrain will be installed alongside the culvert.
• Sand backfill will be placed and compacted around the culvert.
• Roadway embankment will be compacted north and south of the culvert.
• Starting Monday July 31 at 9:00 AM, Phase 2 between Beaverbrooke Blvd and NW 18th St will be closed to traffic. Please see the attached map for the Detour Route. Access to the Daycare and Apartments will be maintained with a gravel road.
• Phase 2 existing pavement will be removed, and storm sewer will be constructed.

NOTICE WEDNESDAY MAY 24TH: 
If you were inconvenienced last night due to the construction noise on N James Street near NW 23rd Court the Contractor had an emergency utility stabilization. They were installing a sanitary sewer service and their trench box slid due to the wet soils. There was a gas main in the facility that needed to be protected which required them to work late into the night. They stabilized the trench and protected the gas main.

Weekly Update Monday May 15th  (PDF)

What to expect next week: May 15 Monday - May 19 Friday
• Phase 1 work will begin in addition to Phase 3. A detour map is attached.
• North James Street will be closed to thru traffic between NW 18th St and NE 22nd Circle. The detour will begin at 9 a.m. on Tuesday, May 16th.
• Traffic will be detoured to the east using Beaverbrooke Blvd, NE Park Drive, and NE 27th St. • Existing pavement and sidewalks on North James St will be removed.
• Elder Construction will begin work on Phase 1 storm sewers.

IMPORTANT UPDATE FRIDAY MAY 12TH:
The City of Grimes has a change in plans on the N. James Street project that will decrease the overall construction time!
N James Street will be closed to thru traffic between NW Beaverbrooke Blvd & NE 27th Street beginning at 9 am on Tuesday, May 16th. Attached is the revised Detour Plan.
Allowing the contractor to concurrently work in Phase 1 & Phase 3 will save one (1) month on the construction schedule. This plan gives the best opportunity to complete the project in the 2017 construction season versus finalizing the project in the Spring of 2018. This plan will expedite construction, reduce detour time, and open the roadway sooner.
We considered delaying the start of Phase 1 until June 1st (after school is released). We feel that delaying the construction nearly three (3) weeks could push project completion into the Spring of 2018. Thus the roadway would have to be maintained (gravel portions) over the winter and detouring of traffic in the Spring of 2018.

What to expect next week ( May 8th-May 12th): Grading of the roadway will continue. Elder will mobilize equipment, material, and begin construction of storm sewers.

Update Monday May 1st:
  Due to weather, N James Street will remain open to traffic until 9 am on Tuesday May 2nd. The contractor will determine if weather conditions will allow them to work on the project.

North James Street & Bridge Improvements Notice of Construction

What to expect: May 1st - May 5th
  • The Contractor will be stripping topsoil and grading the site to required elevations
  • The pavement removal process will begin
  • Erosion control measures will be implemented
What you need to know
  • Working hours are Monday-Friday (7:00 am to 9:00 pm). Work on the weekends and at night will require City approval
  • The contractor will notify property owners if work will impact access to property
  • Please do not remove any construction stakes located within the limits of work


N James Street project update - 4/25/2017:

Weather permitting, the North James Street & Bridge Improvements project will begin May 1, 2017. The Contractor, Alliance Construction Group, will begin with "Phase 3", which is from NE 14th CT to Beaverbrooke Blvd. Beaverbrooke Blvd intersection will be open during this Phase 3 work. The phasing needed to be revised due to private utility relocations and lead time for the precast culvert. This revision in phasing gives the Contractor the best opportunity to complete this project in the 2017 construction season. Note that the N. James Street trail will be closed in this Phase 3 area. See image for proposed detour. We have yet to receive a detailed construction schedule from the contractor. That information will be posted as it becomes available.
